5,200 sq ft office renovation of a portion of an existing open parking garage structure. The project accommodates open plan workstations, conference and huddle rooms, a kitchen / dining town center and a maintenance storage facility. One of the challenges of this exciting project was to accommodate the clients’ entire program into this tall ground floor space. Two mezzanines connected by a single staircase turned out to be the optimal solution. The space was enclosed using new glazed curtain walls as well as insulated and perforated metal panels. An elegant and minimal steel structure that was left exposed supports the mezzanine levels. The existing post-tensioned concrete structure, including a massive shear wall, are all left exposed. The form of the mezzanines carves the tall volume into distinct zones.
